General Home Inspection
Our inspection services are thorough and affordable, starting at just $350 and abiding by the state of Maryland’s Standards of Practice (SOP) and Code of Ethics. During the General Home Inspection, we perform a thorough and non-invasive walkthrough of the home while checking the condition of all accessible systems and components. The results returned in the inspection report help homebuyers make decisions about requesting repairs and purchasing the home. 203 K Renovation Inspection
As a certified 203 k consultant with over 10 years of experience, we will manage your renovation project from the initial site visit to the final draw. We ensure the contractor’s bid is within the market average and each phase of the project is completed and completed correctly. We’re in constant contact with the contractor and lender to manage your budget and ensure the project begins and ends as scheduled. We complete all the required paperwork such as a detailed work write-up, architectural exhibits (if needed), cost estimates, and draw request. We also inspect your property based on HUD’s requirements during the initial site visit to avoid delays.
Re-Inspection
After we complete a General Home Inspection and a buyer decides to move forward with their deal, the seller should address the buyer’s repair addendum. To provide additional peace of mind before closing, we can complete a Re-Inspection of the home once repairs are made. We will ensure that all repairs were completed as agreed upon and that the home is now ready for sale.
Pre-Listing Inspection
Sellers should know what issues are present in the home before buyers find out on their own. During a Pre-Listing Inspection, we check the condition of the home’s systems and components while looking for any damage that sellers should consider addressing before listing. By taking this step ahead of time, sellers can increase the home’s value and make it more attractive to buyers who schedule inspections of their own.
New Construction Inspection
Before the final walkthrough with the builder, a newly-constructed home should be inspected for the defects that sometimes go unnoticed. We perform a thorough New Construction Inspection on the property, allowing builders the time to address any issues in preparation for the walkthrough.
11th Month Warranty Inspection
To take advantage of a year-long builder’s warranty, homeowners should have their property inspected during the 11th month. We will inspect for the defects and damages that your warranty may cover, making sure that you can request repairs before your time runs out.
4 Point Inspection
4 Point Inspections are often requested for insurance purposes. Rather than the entire property, this inspection includes only the 4 most significant areas of the home: the roof, HVAC system, plumbing system, and electrical system.
Loan Draw Inspection
To cooperate with a lender who is releasing funds, you may be required to offer proof of a Loan Draw Inspection. We will inspect the home’s condition and make note of any damages so that the information can be shared easily with your loan provider.

Lead Inspection
Lead based paint was commonly used in building before it was banned by the federal government in 1978 due to health risks. Lead attacks our nervous system and symptoms include headache, poor muscle coordination, nerve damage and cognitive impairment. Lead can be found not only in the homes interior and exterior paint but also in the homes plumbing system, dust and exterior soil. Were certified by the Environmental Protection Agency (EPA) to test your property for the presence of lead to give you peace of mind.
Water Testing
If you have a private water system also called a well, your water quality should be tested regularly. We’re certified to test your water for coliform bacteria, e coli, and other harmful bacteria. Our water testing will provide your family with the peace of mind and awareness it deserves.
Swimming Pool Inspections
Swimming pools are a great way to escape the summer heat. We’re certified to inspect your above ground or in ground swimming pool and provide a detailed report on its condition as well as its components.
Thermal Imaging Inspection
We use infrared cameras and infrared thermometers to uncover hidden moisture behind drywall as well as roof and plumbing leaks that can’t be seen with the naked eye. Thermal imaging will also identify missing insulation and air leaks.
